Thank you so much in advance for your consideration of our house rules. Our mission is to help create beautiful memories in our cozy home. In order to do so, we would truly appreciate it if you would follow this house rules:

We hope your time at the Farmhouse is immersive, restorative, and filled with much merrymaking. But, if things take a turn to the destructive, then we adhere to the adage ‘you break it, you buy it’. Property damages or missing items will be charged to your deposit at market value.

When booking, please keep maximum occupancy rules in mind. Six people maximum in the house unless previously arranged between the two parties. Additional guest may stay at the Farmhouse for an extra fee of $75. We would accommodate a queen air mattress in one of the bedrooms.

We love children, but you must be at least 25 years old to book a stay with us and you must be present for the entire stay at the house. 

Pre-existing damages or issues with the lodge must be reported to us by email ( immediately after check-in to avoid responsibility and potential charges.


Immediate termination of the rental agreement is possible if: 

  • Any of our terms and conditions are violated

  • More guests stay in the property than agreed

  • Excessive noise is made after 11pm that disturbs neighbors

  • Sub-letting The Farmhouse that was rented in your name (or giving it to other people). 


Smoking Policies

Take a deep breath of clean woodland air. The Farmhouse is a non-smoking house. This applies to both traditional smoking methods and all electronic delivery systems, including vapes, vaporizers, vape pens, hookah pens, electronic cigarettes (e-cigarettes or e-cigs), e-pipes, and any variations of the foregoing regardless of the product’s name.


Any smoking in the rooms or strong lingering smoking scents in rooms will result in a disappointed expression and an incidental charge. Smoking is permitted outdoors, but no trace should be left behind, or again, you may risk losing your deposit.

Pet Policies

  • Non-refundable Pet Stay Fee: $50.00 per dog (maximum of 2 dogs per stay).

  • Owner must disclose number of pets at time of booking. 

  • Dogs must utilize nature's outdoor setting as their restroom.  Please be respectful to all guests enjoying the property and be sure to clean up after your pet.

  • We reserve the right to charge the credit card provided at booking for any necessary deep cleaning fees and fees commensurate to the cost of any damages, should your pet damage any property at the farmhouse. 

  • We reserve the right to deny any pet for any reason. 

Fireplaces and Fire Pit

There’s just something about the crackle and smell of a campfire…we agree. Fires are welcome in any functioning and clearly designated fireplace or outdoor fire pit. We have provided some wood for burning. Cutting wood from the forest is strictly prohibited (and will result in a smoky fire). You are liable for any damages caused by indoor or outdoor fires.

Indoor fires: For fireplaces please use provided fire starter logs or wood to start indoor fires and not papers/cardboard/garbage as these can start chimney fires.


Fire Pits: Please keep fires small and contained within existing fire pits only. DO NOT modify or create your own fire pit. No fires in any other locations are permitted. Make sure fires are completely extinguished when unattended.




Only registered guests are allowed overnight.

The Farmhouse is located along a country road. Be mindful of through traffic if your children are playing in the front yard or pets are off leash. Wild life and animals are customary to farmland and wooded areas. 

Check In & Lock Box

  • Only registered guests have access to the lockbox displayed on the check-in image provided 24-48 hours in advance of check in.

  • We provide The Farmhouse address 24-48 Hours before check-in. We will not provide it any sooner for security and privacy purposes. 

  • Check In: 3PM

  • Check out: 11AM


  •  Guests may not access basement, kitchen closet, main bedroom closet and attic at any time for any reason.

  • Please clean up after your pet(s).

  • Please keep noise levels low after 11PM. In other words, be mindful of the neighbors but please continue to have good time!

  • When possible, please take your shoes off at the door.

  • For long-term stays we ask for an agreement to be signed by both parties outlining cleaning services, pet fees and scheduled house maintenance.

  • Pets should be disclosed in advance to accommodate cleaning fees.

Authorized Credit Card for Incidentals

  • The credit card used to book the reservation will be held on file for incidentals and is subject to deductions for any of the following reasons:

  • The unauthorized moving of beds and/or furniture. $100 charge

  • Smoking in or immediately near premises / not removing all traces of use: $500 charge

  • Pets on site without disclosure at the time of booking: $200 charge

  • Excessive cleaning: Time for housekeeping over and above normal housekeeping

  • Damage to property: Amount to replace or repair

  • Excessive occupancy in violation of maximum occupancy limit: $500 charge

  • Excessive noise after 11pm: $500 charge

Cancellation Policy

Guest will have 48 hours to cancel the reservation for full refund.

Guest will have 96 Hours to cancel the reservation for 50% refund.

After 96 hours there will be no refund.

The deposit amount will be refund it 7 days after check-out
